Buying a first home is a big decision for a family. This list helps you collect everything you need on the day you visit a project.

Land and documents

  1. Ask to see the title deed (chanote). Check the deed number, plot size and owner against the project.
  2. Is the road public or private? A public road matters for long-term access and resale value.
  3. Utilities. Which authority supplies electricity, water and drainage, and is there a fee to apply for meters?

The house

  1. Ask for the material specification. Structure, roof, tiles, sanitaryware, doors and windows, with brands and models.
  2. Orientation. Which way does the house face, and do the bedrooms take the afternoon sun? This affects heat and electricity bills.
  3. Room to extend. Is there enough setback at the back and sides for a Thai kitchen?
  4. Warranty. How many years on the structure, how many months on systems and finishes, and how do you report a repair?

Money and contract

  1. What the price includes. Transfer fee, mortgage registration, meters and any common-area fees, and who pays each.
  2. Construction and handover dates. Written as dates in the contract, with terms for delays.
  3. Estimate your loan first. Keep the monthly payment under 30–40% of household income before you place a deposit.

A project that can answer all ten and is happy to show the documents is a good sign.
